Until the 1980s, the building had been used as a tavern, accommodation and food shop, and currently consists of the Ground Floor with a bar/hosteria, dining room, kitchen, a bathroom and a former shop; First Floor: five double bedrooms, a single room (ideal for making another bathroom), a bathroom, a WC room. In the basement there are two cellars and access to the land (see map).
the building is in good structural condition; it needs modernisation and maintenance work as it has not been in operation since the 1980s.
The roof had been redone in those years and currently has no leaks (however, it needs an overhaul of the tiles/gutters).

the village of Alpe is located 900 metres above sea level, and is easily accessible by any car; it is very scenic and quiet; the village is permanently inhabited by about ten people, but there are other houses that are occasionally occupied; there is a grocery store/bar in the village, as well as an excellent trattoria.
Bedonia dista 15 km; il casello autostradale di Borgotaro sulla Parma-La Spezia dista 40 minuti d'auto.
The sea (Chiavari or Lavagna) is 45 minutes away by car. There is also the bathing Taro river one kilometre away. The surroundings are ideal for long, pleasant walks in the Monte Penna forest.
